About Tara:
Tara is an Associate in our Property Disputes team based out of our Oxford office.
Tara has expertise on a broad spectrum of residential and commercial property disputes and has developed a particular specialism in matters arising under the Building Safety Act 2022.
Tara advises a variety of clients including housebuilders/developers, landlords, companies and individuals. Tara is known for her commercially astute and pragmatic approach to litigation. She is committed to keeping clients fully informed and places great emphasis on building strong working relationships. Her goal is to navigate disputes in a straightforward manner and provide advice that is clear and succinct.
Tara’s practice is far reaching and includes, but is not limited to:
- Possession proceedings.
- Rent arrears disputes
- Misrepresentation claims
- Rights of way and Boundary disputes.
- Service charge and restrictive covenant disputes.
- Commercial landlord and tenant disputes, including dilapidations, forfeiture and lease renewals under the Landlord and Tenant Act 1954.
- Building Safety Act 2022 matters – Landlord Certificates, Leaseholder Deed of Certificates, Higher Risk Buildings, Remediation Orders, Remediation Contribution Orders, Building Liability Orders and Defective Premises Act 1972 claims.
- Professional Negligence claims arising from property transactions
Career highlights:
Acting for the owners of a Belgravia property in London and obtaining possession of their property held under a common law tenancy. Successfully tracing assets and securing a charging order on the tenants property for the sum of over £150,000.
Advising a company on alleged breaches of restrictive covenants regarding the use of the land acquired and being developed into a multimillion pound retirement living scheme. Further, advising on a professional negligence claim against the company’s conveyancer for failure to flag the existence of the restrictive covenants when reporting on title to the company.
- Providing advice to a prospective leaseholder prior to the acquisition of a multimillion pound flat in Battersea Power Station regarding their rights, obligations and liabilities under the Building Safety Act 2022.
- Advising a landlord on their obligations under the Building Safety Act 2022 and potential litigation avenues via Remediation Contribution Orders and Building Liability Orders to recover costs from previous landlords, the original developer and/or government funds such as the Building Safety Fund/ Cladding Safety Scheme.
- Completion of a large volume of 50+ landlord certificates for a large portfolio of flat blocks on a Marina in the South coast to protect the service charge recovery position of the company as well as advice on Higher Risk Building requirements and obligations under the Building Safety Act 2022.
